I was at an event tonight….

And talked to several “executive” type people who aren’t in the real estate field, but either are or recently were, or will soon be in the market to sell a home in the $200,000 to $450,000 price range (the slower part of today’s market). Let me tell you what every single one of them said (and it was in a couple of different conversations):
They said that homes that:
1. Are absolutely “showing ready” which means decorated appropriately, painted, clean, well landscaped, and looking move in ready
2. Are marketed well – putting a sign in the yard and an add in the paper doesn’t do it.
3. Are priced well in today’s market (not last year’s market)
Will sell, given the right amount of time.

One of them said they are going as far as to use the usability of their Realtor’s website as one (just one, not all) of the criteria in terms of selecting who to hire to sell their home.
