New home sales at lowest level since October 1991 – Apr. 24, 2008

A couple of thoughts about the home sales report…..

1. This fits in very well with what I’m seeing. Well over 50% of the sales that I’ve financed this month have been either short sales or foreclosed homes.

2. Until the housing market finds it’s “footings” (as in a healthy balance between the housing prices and incomes), we’re going to see the new home market suffer.

3. If existing home owners can’t sell their old homes (see #1 above) then it’s hard for them to build.

4. It’s another sign of the fact that the markets are gradually and painfully correcting themselves.

Sort of like pulling off a very big bandaid very slowly!
