Have Jumbo Rates Dropped?

No, they really haven’t, it just seems like it.   I just did a refi for a customer and the jumbo rate is only .125% higher than the conforming rate.   Why is that?   It’s actually pretty simple:

1. Fannie and Freddie are hurting.

2. Fannie and Freddie are only involved in loans at $417,000 or lower.

3. Rates on those loans are going up because of the trouble that they are in.

4. Therefore it looks like Jumbo rates are cheaper now!
